I work with a lot of first time home buyers and self employed individuals. People always ask about "Zero Down" loan options and Renovation Loans. Biggest question is "How much house can my family afford"?

I start by asking more detailed questions about their current and future goals. My goal is to be a trusted adviser to my clients.
What are the top 3 misconceptions people have about the home loan process?
Closing costs are rolled into the loan.
It's hard to find a home that qualifies FHA/VA.
If you've had financial difficulty then you won't qualify for a home loan.
