How long have you been in the mortgage business and what inspired you to get into it?
I entered the mortgage business in 1994 after I purchased my eighth property. I thought I had a unique perspective as an income property owner with financial analysis tools few had.
Who is your typical customer and what questions do they typically have?
I have all types of clients: first-time buyers, move up buyers, empty nesters, commercial owners, income property buyers.
What specific steps do you use to help your customers find the best home loan for them?
All my clients get a Total Cost Analysis to make sure they get the perfect mortgage fit for them.

What are the pros and cons of a fixed rate mortgage versus an adjustable rate mortgage (ARM)?
The Adjustable Mortgage such as a 7 Year ARM can save the client a considerable amount of money in 7-8 years compared to a 30 year fixed. My Total Cost Analysis guarantees that you will make the right decision.
Tell us about a specific challenging borrowing situation and how you got the mortgage closed and funded.
Recently a 92 year old mother and her 60 year old son purchased a multi-unit together with me after a national bank turned them down. The son wanted his mother to live next door to his own multi-unit and they needed to buy the new one together to make it work.
What advice would you give new or first time home buyers?
Make sure you work with a pro who has the heart of a teacher, and who uses a Total Cost Analysis to show you the perfect mortgage for you.
Tell us about a mortgage product that consumers may not be aware of?
The FHA 203K Rehab Loan allows a buyer to buy and rehab an owner-occupied 4 unit in Chicago with a $700,000 total loan. This is a great way to build wealth quickly and live almost for free.
How has the mortgage industry changed since you started, and what would you expect in the future?
The industry has become more technologically advanced with the Digital Mortgage that we pioneered. The client also has to know that all loans will be full documentation, and that we will make it as easy as possible for them.
What part of the home loan process do customers find most difficult and how do you help them through it?
The most difficult part is the accumulation of documents. If the client attacks this event for about 1-3 days, it will be over quickly. We are available by phone or in person to assist.
What are the top 3 misconceptions people have about the home loan process?
Top 3 myths are #1, you need a 720 FICO score. #2, you need 20% down and PMI is bad. And #3, you need a 30 yr fixed.
What 2 or 3 mobile apps would you recommend for home buyers or house hunters, and why? What Smart Apps do you recommend your customers use for the house hunting process?

We have an e-book that tells the client everything about the process and it's easy to follow.
What can borrowers do to ensure a smooth mortgage underwriting process?
Respond quickly to our requests, which if received by us in 1-2 days, we can clsoe any loan quickly.

I am a member of the Wrightwood Neighbors Association and St Josaphat Church in my neighborhood, as well as an active alum of Northwestern University.

What provides you with the most satisfaction in your job as a Loan Officer?
Any time we can save clients money in a refinance or assist them to structure the perfect mortgage to buy their home, it's a great feeling.
What do you enjoy doing most in your spare time when you are not helping people with their home loans?
I love to golf, swim, tennis and hang with my family and our dog
