Who is your typical customer and what questions do they typically have?
We're fortunate to work with a variety of borrowers, everything from seasoned investors, move-up buyers, and first time home buyers. These days a majority of the questions we receive are around the loan process and pricing, rightfully so. Regarding the loan process, we believe in educating, communicating, and delivering for every client. Educating all parties involved in the transaction on the loan process, what they can expect, and how we're going to rely on them. Communicating to everyone involved as we progress through the loan process is critical to a great experience. Delivering on what we say we're going to do is how we build our brand and maintain a world-class level of service. Regarding pricing, the ability to provide transparent fees and pricing for the consumer is a necessity in today's environment. Guaranteed Rate provides a platform that allows our team to assist a variety of different customers and ensure we are answering all of their questions upfront so that we can deliver an incredible experience.
What specific steps do you use to help your customers find the best home loan for them?
Finding out what's important to the customer upfront is critical. Not just how much they are looking to invest in a down payment or monthly payment, but what their financial goals are outside of the mortgage transaction. Asking the right questions upfront allows us to provide the borrower with the product that will meet their short term and long term financial goals.
What are the top 3 misconceptions people have about the home loan process?
I believe that the top 3 misconceptions that people have about the home loan process are as follows; 1. Consumers still believe that they need a 20% down payment to purchase a home. The reality is there are many loan programs/options out there for eligible borrowers that can help them invest in home ownership with significantly less investment in a down payment. 2. The loan process is rigorous and requires a mountain of paperwork. The loan progress can be rigorous and require a mountain of paperwork if the lender doesn't complete their due diligence with the borrower and set proper expectations upfront. With proper guidance and expectations the loan process can absolutely be streamlined for all interested parties. 3." One lender already told me I couldn't obtain financing or their payment was significantly higher than I could afford, therefore there's no reason to obtain a second opinion". I always recommend a second opinion even if you are approved. This is the only way to know that you're receiving the right loan program and pricing for your needs. I've seen many scenarios where a borrower communicated that they were previously declined however upon review of their situation we were able to assist them immediately, or work with them for a few months to assist them in positioning themselves to be approved for financing.
What resources could you recommend that borrowers use to learn more about the mortgage process and how to ensure a successful home closing?
