Who is your typical customer and what questions do they typically have?
My customers range from first time home buyers to previous customers I have helped in the past who are either refinancing and upgrading to larger homes as their families grow.
What specific steps do you use to help your customers find the best home loan for them?
I analyze each situation based on the clients need, the time they anticipate staying in the home and determine what product it is going to suit the client so that they accomplish their goals with the most affordable loan available.

What are the pros and cons of a fixed rate mortgage versus an adjustable rate mortgage (ARM)?
A fixed rate Mortgage gives you piece of mind knowing that your rate cannot change. An adjustable rate mortgage can afford a borrower a lower rate, this is a great advantage if the borrower knows they will not be in the home long term, or have plans to accelerate the payments.
What advice would you give new or first time home buyers?
Buying a home is an emotional event. My Advice to new home owners is....You are going to be nervous!! Get used to it!! You will be nervous when you make an offer, you will be nervous with the inspection, with the appraisal, with the commitment....when this happens to you, (and it will) I will be there along with my team at Guaranteed Rate to get the job done for you.
How has the mortgage industry changed since you started, and what would you expect in the future?
The Mortgage industry has gone from being the Hot industry to jump into to make a quick buck to now being a very challenging industry with much less people, that is filled professionals that are committed to doing the best job for their clients.
What part of the home loan process do customers find most difficult and how do you help them through it?
Showing proof of assets seems to be challenging for many borrowers. Telling the borrowers upfront what they need to provide and guiding them to how they should handle their assets seems to be helpful
What are the top 3 misconceptions people have about the home loan process?
They are going to get charged a lot of fees. The appraisal is based on listed homes. They already paid for homeowners insurance for the year, why do I need to escrow.

What can borrowers do to ensure a smooth mortgage underwriting process?
Gather all of your income and asset documents in a PDF form. Do not make any major purchases without speaking to your loan officer.
