Who is your typical customer and what questions do they typically have?
I don’t really have a “typical” customer. I have helped first time home buyers and I have helped people moving into the third home in their life. I have helped young people in their 20’s and I have helped retired veterans. To put it simply, I am here to help EVERYONE. No matter your age, background, or anything else… YOU are what matters. Your dream of owning a home is what matters. That is what I am here to help with.
The most common questions I get asked are “what are your rates” and “how much money do I need to buy a home”. The great thing about Guaranteed Rate is you can always see my rates posted right on my website! They are updated every day! When it comes to how much money do you need to buy a home, well that really depends on what you qualify for and what type of loan you want to get. I do not like to give “cookie cutter” answers because each client of mine is unique and different and their answers should be specific to their personal situation. So, contact me anytime, even if it is just to ask a question. You are never bothering me! That is what I am here for.
What specific steps do you use to help your customers find the best home loan for them?
The first step is the most important and that is completely up to the client. You can call me if you want to connect with me personally to discuss your situation and what you have in mind, and then fill out the application. Or, you can also just go straight to applying for the loan on my website by clicking the “Apply Now” button and then we can connect after you are done filling out the application. Each of my clients is different in what type of “flow” they are looking for. I am here to connect with you on a personal level, but I also understand my clients who just want to get down to business and fill out the application immediately. So, you choose! No matter what, you will be able to connect with me and I look forward to it!
The second step is that I will connect with you to review the application and let you know where we go from there. It might be that there are a few more things we need to do to get you approved. It might be that you are approved and now we need to discuss which loan option would be right for you. Again, every client and their situation are different so there is not just one answer to what steps it takes.
What advice would you give new or first time home buyers?
Really think about what it is that you want. Think about what things are most important to you. For some people location matters. For other clients, it is the size of the home and its amenities that is most important. No matter what your most important “thing” is when looking for a home, you want to have in mind what your maximum monthly mortgage amount (including taxes and insurance) you would be comfortable paying without pushing the limits is. This will help me know what dollar amount we are really looking at. Sometimes, what someone can financially afford and what they are comfortable paying are two completely different things. To make sure you and your Real Estate Agent know what you really want to look for, price point wise, that number is very important to be aware of.
Also, it is important to know that there are costs to getting a home loan outside of the down payment. Closing costs, inspections, and appraisals are part of getting a home as well. So often, my first-time home buyers that call me have only prepared for and thought about the down payment but forget that there are other costs to a loan. So, call me, and we can go over those items and give you a realistic idea of how much money you would need to have saved to be ready to buy your first home!
What are the top 3 misconceptions people have about the home loan process?
The top misconception I have found is that people think loan officers do not care about the client and only care about themselves and how much money they can make. For me, this is as far from the truth as possible. My clients are the number one priority. They put their trust in me to help them through this process and I take honor in that trust. This is not about me. This is not about making money. This is about finding the right loan option for my customers, getting them the best rate that I possibly can, and helping them step by step through the journey of buying a home so that they know they aren’t alone or out on their own with this.
The second misconception out there is that you do not need any money saved to buy a home. Yes, we do have down payment assistance programs and yes, we have low down payment loan options. However, there are still costs to getting a home. So, you do not want to come into the idea of buying a home and having no money saved up. That is a scary place to be and usually will not result in the outcome you are looking for. Even if you are just starting to think about buying a home, give me a call and we can go over the numbers and what you would need saved so that you can prepare for this next step in your life that you want to take! Being prepared is the best way to secure a positive outcome.
The third misconception out there is that your credit score does not affect you getting a home. This one is very important to understand. Your credit score 100% affects you getting a home but also affects the cost of getting a home, what your interest rate will be, and what your monthly mortgage payments will be. It can save you or cost you over the life of the loan.. Know your score. It matters!
What 2 or 3 mobile apps would you recommend for home buyers or house hunters, and why? What Smart Apps do you recommend your customers use for the house hunting process?
Our Guaranteed Rate App is the best app out there! We were the original Loan Application App and we strive to have the smoothest application process around! There is a mortgage calculator on it so you can plug in numbers and see what your monthly mortgage payment would be. You can see my daily rates based on the market anytime. You have your own account for your loan application so that you can see everything going on with your loan. You can apply instantly right through it. That is definitely my favorite app out there. For house hunting, my favorite app is Realtor.com. It is your one stop shop for house hunting. Make sure you find a Real Estate Agent to help you as they make the entire process run smoothly!
