Who is your typical customer and what questions do they typically have?
My typical customer are generally educated about the mortgage process, however I still get lots of questions. They want to know if they qualify. I'm often asked what is the maximum amount they qualify for. They also ask questions pertaining to their credit -generally making sure something like a 30 day late -or even a past judgement wont impact their ability to qualify. I also get asked which programs are the best options for each borrower.
What specific steps do you use to help your customers find the best home loan for them?
I discuss at great length their needs - their objectives and long term plans in determining what program might suit them best. I always qualify my suggestions with the fact that I am offering my best opinion based on the facts they have presented to me.
What are the top 3 misconceptions people have about the home loan process?
1. The process will take forever
2. Applying for a mortgage will "ruin" their credit
3. The costs are outrageous
What resources could you recommend that borrowers use to learn more about the mortgage process and how to ensure a successful home closing?
Each of the major entities have a step-by-step mortgage guide. I happen to like Freddie Mac's guide because it lays out the process in a very straightforward manner and it also gives you insight into the many financing options available.
