Who is your typical customer and what questions do they typically have?
My typical client fluctuates between military buyers (active duty, retirees, and DoD - Department of Defense Employees) and Spanish speakers. My husband is active duty and serves in the United States Marine Corps so I spend a lot of time educating veterans on the benefits of the VA Home Loan and busting some common myths about it as well. The most common one I hear is "I was told I can only use my VA loan one time so I'm going to wait to use it when I get out." Which is not true. Your VA loan does not expire!
As a Latina, I also spend a fair amount of time with Spanish speakers. The most common question I get is "Do I qualify for a loan if I'm not a U.S. Citizen?" And the answer is "You don't have to be a U.S. Citizen to qualify!"
What specific steps do you use to help your customers find the best home loan for them?
When speaking to a client about purchasing a home, I like to run through all possible loan scenarios. Some buyers may only qualify for one specific loan based on their situation, but more often than not, there are multiple programs a buyer could qualify for. We look at all options and scenarios and pick the one most beneficial to the buyer.
What are the top 3 misconceptions people have about the home loan process?
The top 3 misconceptions people may have about the loan process is that: A.) it takes a long time to be approved for the loan, B.) I have to have 20% to put down, and C.) My credit score has to be over 700. Closing on your home can take as little as 2 weeks or as long as you take. As the borrower, you play a huge role in getting to closing on time, so turning on documents in a timely manner is crucial. You also do not have to have a 700 credit score or 20% down! There are loan programs that will go as low as 580 and down payments as little as 3%! That's why it's important to work with a lender who will work through the loan process with you and go over all options.
What provides you with the most satisfaction in your job as a Loan Officer?
If I had to chose one thing that provides me the most satisfaction in my job, it's telling my buyers "We are clear to close." I love the joy and excitement they have when they realize they are about to become homeowners. That makes me feel like this is more than a job - this is my passion.
