Who is your typical customer and what questions do they typically have?
My typical customer is a first-time home buyer in their early to mid-thirties. They are very rate-sensitive and likely shopping with a few lenders. My customers usually ask me how soon I can have the appraisal back and if they can use a gift for part of the down payment. Working at Guaranteed Rate usually lets me deliver good news for both of those questions.
What specific steps do you use to help your customers find the best home loan for them?
I always begin by asking the customer what their plan is. I ask questions like, "What is the max monthly payment you are comfortable with?" I then generate a few scenarios and walk through them with the customer, explaining the pros and cons of each one.

1. It requires a 20% down payment
2. All banks and lenders are the same
3. All pre-approval letters are created equal
