Who is your typical customer and what questions do they typically have?
My typically customer is someone that is looking to either purchase or refinance a residential home. This includes their primary home, a second/vacation home, or investment property. I also specialize in VA lending for Veterans or Active Duty personnel.
Guaranteed Rate, Inc. is a private corporation organized under the laws of the State of Delaware. It has no affiliation with the US Department of Housing and Urban Development, the US Department of Veterans Affairs, the US Department of Agriculture or any other government agency.
What specific steps do you use to help your customers find the best home loan for them?
The first step in any new transaction is a consultation to discover what a client's goals are. Although there are common programs, everyone has a different plan or end goal. It may be to find a starter home for a few years, buy a bigger home to start a family, or the last home you will ever own. Or it could just be to shorten a term and increase the pace at which you wish to pay down your balance. Once we know your vision we can tailor the financing to you.
What are the top 3 misconceptions people have about the home loan process?
Many first time buyers believe they can't buy a home because somewhere they heard they need 10% or even a full 20% down. That might not the case if it's your primary home. Low down payment options might be available, and not just for first time buyers.
Clients tend to believe the preapproval process may take forever. That is not true in most cases. Technology has made things much faster, and after a relatively quick online or phone application we can get an electronic decision and approval letter same day in most cases.
There are times when people find a home first and then try to get preapproved quickly. That can work, but can also add stress to the process. There aren't too many financing emergencies, but it can be just that at 6pm on a Friday when you've found the home of your dreams and need a preapproval to go with an offer. We can do that, but if you're starting to shop you should get preapproved first. It makes you ready to go and tells the seller and real estate agent you're a serious buyer who is already prequalified. It may make all the difference if multiple bids are being made on a home.
What provides you with the most satisfaction in your job as a Loan Officer?
I actually take the most satisfaction out of completing the initial game planning consultation. I find that many times clients don't understand the process or "why" things are done they way they are. Once we start to discuss the road map for them and why certain things are done (and when), the look of understanding and the confidence it instills in them makes the rest of the process go more smoothly. First you need a plan, executing on the plan is easy once you know what you're after.
What do you enjoy doing most in your spare time when you are not helping people with their home loans?
I am an avid outdoorsman and enjoy fishing, hunting, golf, trap shooting, and running. I also enjoy DIY projects and when I am not enjoying the outdoors I am likely working on a home improvement project or making something a little bit better than it was before.
I also have two girls that have started playing softball and soccer. We are sports fans and are daily watch fans of the Milwaukee Brewers and rarely miss a Green Bay Packer game.
