Who is your typical customer and what questions do they typically have?
I have no "Typical Customer", I work with everyone who is motivated to buy a home. These individuals will come from the opposite ends of the credit, income, asset spectrum. I I treat every single person the same regardless of their situation. Questions will range from "First-Time Home Buying Basics", "How does my credit affect my pre approval?", "Can you offer me the best deal", "Is it a good time to refinance", and many more complex questions. All of which can be answered directly by myself with a simple phone call.
What specific steps do you use to help your customers find the best home loan for them?
Taking the application personally gives me an excellent overall view of the borrower's unique financial situation. From there I am able to see which loan products are available and present the different scenarios to the borrowers. I am able to fully explain both the positives and negatives of each loan as well as answer any questions you may have. I will always put my best foot forward when presenting an offer to the borrower. This standard practice with myself gives all of my customers the clarity they need in order to confidently move forward on the purchase of their new home.
What are the top 3 misconceptions people have about the home loan process?
1.) The down payment is all they will need in order to get into the home. (Watch out for Closing Costs and Pre-paid's)
- Solution: Find a realtor who will negotiate closing costs to be paid for by the seller.
2.) Everyone can get into a home with an "Assistance Program". (Most Down Payment Assistance programs will come with a minimum credit score.)
- Solution: Speak with your lender about programs you may qualify for; both the positives and negatives of the program are important to understand.
3.) Individuals who think they won't qualify because of negative marks on their credit assumed in years past. (Everyone's situation is different, a collection doesn't mean you won't qualify for a new home).
- Solution: CALL ME PERSONALLY. I will give you a personalized expert review of your current situation.
What resources could you recommend that borrowers use to learn more about the mortgage process and how to ensure a successful home closing?
There is an unlimited amount of information out there to help understand the home buying process. However, not everything you hear and see may be true. I would take only a few steps to ensure you have the best experience possible when purchasing.
1.) Do your homework when selecting an agent & lender (Don't settle for the first person you call)
2.) Simply have an extensive conversation with your realtor, lender, and their respective teams. (Pay attention, listen closely, and ASK QUESTIONS!)
- These two simple steps are a guaranteed way to help you find the team that will make your process flawless.
