What specific steps do you use to help your customers find the best home loan for them?
Whether looking for a refinance or new home, I always ask the borrower what their goal is with the transaction. We offer many different products that are means to an end goal. Showing a borrower potential interest savings (by lowering an interest rate or term) through an amortization schedule, for example, gives them a great perspective on what refinancing can do for them in the long term. The specific mortgage product must make sound financial sense and also put a borrower\'s mind at ease.
How has the mortgage industry changed since you started, and what would you expect in the future?
These days, there is one constant with the mortgage industry-change. Whether it is for first time home buyers, FHA loans, conventional refinances, jumbo loans, etc., the industry is constantly changing. In order to ensure we are providing good loans that borrowers will have the ability to repay, we must make sure we verify borrower information related to income, assets, etc. to make sure we are providing a loan that is right for the borrower. Looking ahead to the future, policy and guidelines will only be stricter so it is good practice to let borrowers know of the documentation required and steps need to get a home loan.
What can borrowers do to ensure a smooth mortgage underwriting process?
Being upfront with all information in relation to income, assets, debts, and employment will ensure a smooth mortgage underwriting process. This is true of all types of transactions including FHA loans, refinances, new home purchases, etc. Nobody is on trial through the process. The lender is not out to \"get you.\" We need to make sure not only that we are providing a good loan to our investors but also we are providing a loan that makes good financial sense for our borrowers.
