POD Roles: Descriptions and responsibilities

CEO of the POD. The strategist and visionary of the business. Originates loans, sets up the file, and prices and places with investor. Reviews and signs closing transmittal, reviews the CD with borrower and asks for referrals.

COO of the POD - Runs overall day to day POD operations and pipeline management. Proactively manages, streamlines, and optimizes the POD Flow to increase through put (once loan is sent to processing through funding). Owns performance accountability for the POD and manages team to adhere to best of the best performance metrics.

Helps VP to originate loans, work their refi databases; helps with licensable activity throughout the loan process to free up the VP from those duties and focus on sales.

Helps VP add value and growth to his/her origination volume. Monitors process flow, marketing, business strategies, and keeps the VP organized. Point person for client and lead communication. Focused on borrower and referral partner communication, pre-application/post-closing client interaction, entering loan data into Encompass.

Front-end support – serves as a resource and complement to the VP. Responsible for a smooth transition from the VP set up and application to the UW approval. Center of the operation focusing on swift transition from VP to UW approval.

Back-end support – performs all responsibilities to obtain the Clear to Close milestone. Owns final & most time sensitive part of the POD Flow Responsible for satisfying all outstanding UW conditions to obtain a “Clear to Close”.

All-around support for MC/LC and the POD. Proactively support MCs and LCs with tasks related to increasing production, promoting efficiency, reducing error, and ensuring high quality work product. Focuses on day-to-day tasks assigned by the MC or LC based on automated processing triggers.

Works in parallel with the LC to make sure all documents and final figures in the file are ready for closing. Primary focus is LC Dashboard prepin parallel with the LC obtaining the CTC. Obtains 3rd party orders, reviews and request updates, and prepares the file for submission to closing.

Underwriting consists of three specialty groups: Conventional, Government and Jumbo. Dedicated teams increase quality and efficiency and provide unparalleled customer service and product knowledge.
