I have 35+ years in mortgage lending. I work primarily with buyers and homeowners in the San Francisco Bay Area and Sonoma County. Many of my clients have income that takes real work to document. They are business owners, people paid largely in restricted stock or bonuses, and investors adding another property to what they already own. I also work with a lot of salaried W-2 employees buying a home, and that work gets the same attention as anything complicated. What I try to give every client is an honest answer about what they qualify for at the beginning, so nothing falls apart at the end, and a loan that closes on the date the contract calls for.
